4 year rule

Hi,

How does the 4 year rule work?

If for example something like an extension had been built and council planning enforcement officers have investigated, but ultimately nothing further happened, does the 4 year rule "clock" start from the extension completion?
Or does the "clock" not start as it's already been complained about and an "investigation" started?

Many thanks

If the works have been complete or in use for 4 years, you can and should submit a Lawful Development Certificate application.

The 4 year rule will soon be replaced by a 10 year rule but there is no confirmed date of the change yet. But best to get the LDC in as soon as possible.
