- Confusion over "Obscure Glazed" condition for glass roof on extension
#601 George, 25 October 2018, 14:43
A few weeks ago I received planning approval for residential property wraparound extension with 5 conditions, 4 of them are perfectly fine however the 5th one is not specific enough with regards to the “5190mm x 1500mm – Frameless effect fixed lean to glass roof”, I have sent a few emails to my council without a response.
Condition 5:
The glazed pitched roof of the side extension of the development hereby approved shall be
obscure glazed prior to its occupation and retained as such in perpetuity.
Reason: To safeguard the amenities of neighbouring properties and to comply with Policy LP26
of the Council’s Local Plan.
a. Does this mean it’s to protect Neighbours privacy for us looking out from the inside?
b. or does it mean it’s to protect neighbours from looking in at us from the outside?
c. or does it mean to protect us looking out and neighbours looking in?
If it’s for reason b, a solution of a one-way Tinted glass/Film can work, so you can see through the glass from inside the property but cannot see in the property from the outside.
If it’s for a or c, then I’m stuck as there point in having opaque glass/film so we cannot look out as it defeats the whole objective of having a glass roof.
Thank you.
George
