Garage roof

My mum has a semi detached house, the garage is on the front of the house along with the porch and is joined to next doors garage. 20 years ago they had the flat roof which spanned both garages changed to a lean to style sloping roof. Mum is now moving house and the solicitor wants the planning permission and building regs, she hasn’t got any paperwork, next door said they don’t think it was needed and my dad has passed away and he dealt with it all. I’m trying to find out if it was needed or not but the permitted development rules are confusing, can anyone help me? The roof sits below the upstairs windows so doesn’t go higher than the main roof.

If the garage is forward of the principal elevation, then it would have required Planning. Structural changes also require Building Regulations. Due to how long ago the works have been carried out, they’re both exempt from Planning and Building Control needing to take enforcement action.

Your best and quickest bet would be to take out an Indemnity Policy.
