New topic- wedding venue

Hi there,
Hoping someone can give me some advice please. I am currently looking at buying a few acres of 'land in which to build or ideally convert an existing barn into a wedding venue. I understand you do jot need planning permission if you hold less than 28 days hosting a year but am a bit unsure as to what type of land I would have to buy- I'm guessing if a barn is already there it may be agricultural but then I'm not sure I can host aforementioned on such land! Help please :)
