Hi, bit of a complicated set up without drawings, but here goes: I own what was originally a 2 up 2 down Victorian terraced house with no side return, just a flat front and back. Some 30 or so years ago a full width ground floor single storey extension was built. I now have planning permission to build a first floor extension on top of the original ground floor rear extension that will cover about half the width of the house. I'm about to convert the loft as well which I can do under PD rights subject to 40 cubic meters, but can I also use PD rights to build another room at the loft level on top of the new extension on the first floor? My understanding is that as that first floor extension has planning permission is it consider part of the original building when applying PD rights to building on top of it? Can anyone help with advice? It's such a specific type of question I've struggled to find confirmation. Many thanks!

Not under PD.

You should also check the volume of the new extension roof plus your PD dormer loft conversion (assuming you’re having a dormer) is under 40cu.m. Primarily because the extension roof will physically connect to the dormer so the new additional roof volumes would need to be calculated.
