Hi,
My property is a detached L shape, with the two rooms at the front and a single room off the back.
I want to extend to the rear, going back 4m, but extending 1.5m wider than the existing back part of the building.
Can this be done under permitted development?

I would need to see a plan or some photos? Can you upload and post a link to some?

Is the middle/black part an original part of the house or an extension that has been added on previously? If it isn’t original, your proposal would require Planning.

If the middle part is original, then the proposal would require Planning as it also comes off a side wall and the overall width would be more than half the width of the original house. To get around that, you would have to push back the small projecting wall (with the door) back by approx. 300mm.

Thanks for the advice. The back part of the house is original.
I did wonder if the proposal would be classed as a rear and a side extension.
I appreciate the advice of designing it so it just comes off the rear and not touching the side.
….now to find a builder!!
