Planning Consent granted replacement with like for like

I obtained planning consent for a new wooden shop front in 1998. That was installed in 1998. The wooden shop front has reached the end of its useful life. I wish to replace the existing wooden shop front with a new shop front which will be an exact replica of the existing. Do I need to reapply for planning permission for the new shop front?

“You will need planning permission for any alteration to your shop front which would materially change the appearance of the premises. For example replacing doors, shopfronts and windows are most likely to affect the outward appearance of the property and therefore planning permission is required.”

If like you say you are replacing ‘exactly’ like for like and in terms of appearance, style and material then you could argue Planning is not required.
