Planning permission but right of way? Tbc

Hi all.

Have bought land to rear a property.
Has planning permission for 3 bed cottage. However the land is on a private road. Next to the land is two cottages.

I have also bought two plots of land in front of the two cottages which is the access way. The land is also
Adjacent to the access way. Off the access way is barn court which is a private road.

The two plots in front of the cottage I bought has right of way on barn court the private road.

Do I need permission from the private road owner barn court to access the land with permission?

Planning does not grant you access over somebody else’s land. That is something you would need to address with the respected owner(s). One would have though the owner(s) were notified or aware of this prior to the original application being submitted.

As mentioned, Planning does not give you those rights. It’s like if you have a roof that overhangs the boundary. It may have gone through Planning but that does not override any legal responsibilities.
