I have a garden plot which has become feasible as a developer has just built a new road and 9 new properties next to my garden.
On seeking pre application advice the council have said a planning statement is required as part of the application which includes a justification to show that affordable housing contributions should not be levied against the site it says this is a high bar and needs to be clear and convincing. I have no connections with the developers of the other site and this is a pure windfall plot - how do I prove this as they are saying it could be a scheme of arrangement to build 9 plus 1 and avoid the affordable housing criteria - help please.

What are you proposing... a new residential dwelling? If so, are you saying the LPA want confirmation that your dwelling will not be added and included as part of the developer’s site?
