Could anyone advice please, my neighbor who is a local builder informed me today that when he replaces his flat roof he intends to install a roof hatch so that he can access his gutters should he need to His property is entirely land locked and essentially he informed me he will be putting the hatch right by my bedroom window so he can come and go into my garden as he pleases What on earth do I do he plans to start work tomorrow! From the inside of his building so I am unable to prevent him from accessing it He is a bit dodgy I’m at work all day and have teenaged daughters at home who would be terrified by some random in the garden!

What’s the difference if he wasn’t to have a hatch and just use traditional ladders to access the roof? Wouldn’t he then at some point be close to your bedroom window?
If he enters your land without your consent, then it’s trespass but more along the lines of a civil offence as opposed to a criminal offence. Unless as a result of his actions have caused damage of which there could be a case for a criminal offence.
