Roof maintenance - planning permission required?

Hi, I live in a conservation area without article 4 direction in Lewisham. The roof of my property and the outside render needs maintenance, as I have damp issues (the roof is leaking basically).

I am planning to replace the roof tiles (slate) like for like and will not install any roof windows or make any changes to the roof itself. Same for the outside render, I am just going to get it repaired (blown sections repaired) and painted in the same colour.

On the Lewisham planning website it says that planning permission is required for roof alterations.

Does the replacement of roof coverings like for like fall under "alterations" and do I need to apply for planning permission? It seems nonsensical, as this would require drawings to be submitted of a simple roof job.

Re-roofing may be ok but re-rendering would require Planning, primarily as you’re within a CA.

Both alterations would require Building Regulations.
